Show Low's housing runs from in-town lots on city sewer to a wide ring of properties on private septic — Linden Road, Bison Ranch-adjacent parcels, the subdivisions off Old Linden and the acreage south toward the Mogollon Rim. If your home is outside the sewer district, you are on a tank, and it needs pumping every three to five years depending on tank size and how many people live there full time.

The two problems we see most often in town are tanks that were installed without risers, so the lid sits under several inches of soil or under a gravel drive, and short-term rental homes whose owners are pumping on a residential schedule while the property runs at hotel occupancy all summer.
